Job Description

ROOM Properties is seeking an experienced and highly motivated Real Estate Manager to oversee the day-to-day operations of our property portfolio. The ideal candidate will have a strong background in real estate management, including leasing, tenant relations, property maintenance, and financial oversight. As a Real Estate Manager at ROOM Properties, you will be responsible for maximizing the performance and value of the properties under your care while ensuring compliance with relevant laws and regulations.

Key Responsibilities:

  • Property Management : Oversee the day-to-day management of residential and/or commercial properties, ensuring they are well-maintained, operational, and compliant with safety standards and regulations.
  • Tenant Relations : Act as the primary point of contact for tenants, handling inquiries, resolving issues, and ensuring a positive tenant experience. Ensure tenant satisfaction and retention through regular communication and prompt resolution of concerns.
  • Leasing & Marketing : Manage the leasing process, including marketing properties, conducting property showings, negotiating lease terms, and processing applications. Work to minimize vacancies and maintain full occupancy.
  • Financial Oversight : Develop and manage property budgets, monitor cash flow, and oversee rent collections. Ensure timely payment of expenses and manage financial reporting for property owners.
  • Maintenance & Repairs : Coordinate and supervise property maintenance and repairs, ensuring that work is completed efficiently and within budget. Manage relationships with contractors, vendors, and service providers.
  • Compliance & Reporting : Ensure compliance with all local, state, and federal real estate laws and regulations. Prepare and submit regular reports on property performance, including occupancy rates, revenue, expenses, and other key metrics.
  • Property Inspections : Conduct regular property inspections to ensure the upkeep of properties and identify any maintenance or operational issues. Address any deficiencies in a timely manner.
  • Team Leadership : Supervise and train property staff (e.g., maintenance workers, leasing agents), ensuring they meet company standards and deliver excellent service to tenants and property owners.
  • Strategic Planning : Contribute to the long-term strategy for property growth and improvement. Assist with identifying new investment opportunities and ways to increase property value.

Requirements:

  • Bachelor's degree in Real Estate, Business Administration, or a related field (or equivalent experience).
  • Proven experience as a Real Estate Manager or in a similar role within the property management industry.
  • Strong knowledge of real estate laws, regulations, and best practices in property management.
  • Exceptional communication and negotiation skills, with the ability to build and maintain strong relationships with tenants, owners, vendors, and staff.
  • Experience with budgeting, financial reporting, and managing property finances.
  • Ability to manage multiple properties and tasks simultaneously in a fast-paced environment.
  • Strong problem-solving skills and the ability to handle difficult situations with professionalism and diplomacy.
  • Proficiency in property management software and Microsoft Office Suite (Excel, Word, Outlook).
  • Real estate license (if required by local law) and professional certifications (e.g., CPM, RPA) are a plus.
